What Sold In Historic Highlands Neighborhood in Pasadena in 2016?


This is a real estate market activity report for the Historic Highlands neighborhood in Pasadena.   In this report I will share information of sales in 2016 along with a comparison to the previous three years as well as homes Homes In Pasadena Historic Highlands Landmark Districton the market and in escrow.   

Statistical information in the report has been gathered from our local multiple listing service(mls) and may not include all transactions.


The Historic Highlands neighborhood consists of approximately 715 per the community website and was formed in the 1990s. In 2008 it became a Historic Landmark District.  Generally, the neighborhood boundaries are Washington Boulevard, Lake Avenue, just south of New York Drive and Hill Avenue.   The neighborhood is located north of the Foothill(210) Freeway and is convenient to abundant choices for shopping, dining, entertainment, culture and recreation.  


Historic Homes In Pasadena Landmark DistrictYou will find a variety of architectural styles represented on the tree-lined streets in Historic Highlands which showcase Craftsman, Colonial, Spanish, Mediterranean and Cottage style architecture.  You may have seen the neighborhood in movies, television or advertising as the community seems to have caught the attention of “casting agents” looking for a picturesque community as you can see in the photo below.    


Homes in Pasadena Historic Highlands


  • There were 15 mls-reported sales of homes in the Historic Highlands in 2016.   They ranged in sold prices from $565,000 to $1,600,000 with an average price of $987,367(median sales price $880,000).   Two thirds of the closed transactions were at or above last list price for an average 100.61%. The average price per square foot was $500.50 for the year.


  • Sales activity was very strong in 2015 with 29 sales reported.  The transactions ranged from $541,000 to $1,700,000 with an average price of $938,965 (median sales price $827,000).  They sold at 101.01% of last list price and for $480.01 per square foot on average.


  • There were 17 sales in 2014 ranging from $410,000 to $1,425,000 with an average price of $800,353(median $645,000).  They sold at 104.38% of last list price and for $459.29 per square foot on average.  


  • In 2013, there eleven sales which ranged from $410,000 to $1,401,000 with an average sales price of $814,800(median $600,000).  They sold at 100.93% of last list price and for $449.01 per square foot on average.


  • There are currently no homes for sale in Historic Highlands.  One home, a remodeled traditional, is in escrow.

If I were moving to Pasadena I think the historic Highlands neighborhood would be the area I would target. There is certainly a diversity of housing styles and prices, and being close to a range of amenities no doubt adds to the interest and desirability. I love the looks of the homes in Historic Highlands and the Craftsman look so many of them have. This would be a neighborhood I would like to live in if I moved to Pasadena. I might have to wait awhile for some homes to come on the market.
