Have you ever had a dream? You know that to turn your dream into a reality, you need a plan. So you make a plan, and VOILA! You are on your way! What if what you need to do isn’t a dream, but rather a necessity? Now you have a straight-up goal, and you still need a plan to make it happen. So you plan, and VOILA! You are on your way! I just worked with clients (now friends) where one person’s DREAM and another family’s GOAL came together to create a very complicated transaction. To make a long story semi-short, here is the back-story: My clients sadly lost their mother and needed to sell her home quickly to save it from being auctioned by the bank because it had a reverse mortgage on it which became due when the mother passed away. The house was in disrepair, so using a program available only at my brokerage (The Cosmetic Repair Program) we worked with the family to fix it up so we could sell it for more than what was owed. Our GOAL was to get back as much money as we could for the family after paying back the bank, When the house was ready to sell, we quickly found the perfect buyer. This buyer’s condo was already in escrow and she was excited to purchase this DREAM home which is beautiful now, and which is in the ideal school district for her daughter. Both sides had plans that were working out perfectly… so far! We had the home inspection, and then the appraisal, and we were very close to closing escrow when the buyer’s escrow on her condo completely fell apart. Her buyers went on a honeymoon and spent their down payment! Yikes! Well now everyone’s plans were all messed up, and my sellers were panicked. We had already filed for as many extensions as I thought we could get from the bank, and with the bank sale date looming, I was not sure we had enough time to put the house back on the market, find another buyer, and go through another escrow period before disaster struck. Furthermore, our buyer loved the home and was devastated at the thought that she might lose out on her dream. What a colossal problem! After some brain-storming, we came up with a 5-STAR PLAN-B, and we saved the DREAM and the GOALS of all parties. “What did we do?” you might be wondering. Using a financial program available only through my brokerage, we BOUGHT THE CONDO FOR CASH, and closed that escrow in a few days. The buyer of my client’s home was ecstatic that she could finally purchase the home of her dreams immediately. Needless to say, my clients were beyond relieved that we were able to close escrow on their home just days before the scheduled bank auction. And in case you are wondering, “YES!” We met their GOAL and sold their home for much more than what was owed to the bank.
