Many of you know that I own a real estate brokerage that focuses on Phoenix Property Management. Yes, we do see all the joys and pains when it comes to managing rentals. However, we are very good at what we do when it comes to Phoenix Property Management.
There are three steps when it comes to investing in Phoenix Real Estate
- Purchase the property
- Rehab the property
- Rent and manage the property (landlord/tenant relationship)
The first two items on the list are easy. However, I would say #3 is the most challenging because we are dealing with humans. Do you really want the headaches or is it easier hiring a property management company? Personally, a great management company is worth their weight in gold in my opinion.
I have adopted a theory when it comes to Phoenix Property Management. The tenant has two choices
PAY OR PACK?
Yes, it really is that simple when it comes to Phoenix Property Management.
Here is a great example that I deal with each month.
Tenant informs me that he left the state to attend a funeral. He said he was going to pay rent on a certain day. Well, he never paid rent that day. Yes, I did call and left a message with this person. However, I did not receive a response all day. Going back to my PAY OR PACK philosophy I started the eviction process on this person. BINGO-that tenant was able to pay full rent plus court and late fees to stay in that unit.
