What Sold in 2016 at Woodlands Gated Community in Arcadia?


This is a real estate market activity report for Woodlands, a gated community of detached homes in Arcadia.  In this report, I will share sales information for 2016 along with results for the previous three years.   Statistical information contained within Woodlands Homes in Arcadia Gated Communitythis report is from our multiple listing service(mls) and may not include all sales in the development.


Woodlands consists of 125 detached homes built in 2002 by Greystone Homes.  The two story homes range in approximate square footages from 1800 to 2400 according to builder estimates.   Many of the larger floor plans have a bedroom and bath on the first level which is especialy nice for multi-generational living, a guest suite or office. Public tax assessor records reflect somewhat high square footages.  


Woodlands Arcadia Homes in a Gated CommunityUnlike other areas of Southern California, the number of gated detached home communities within the West San Gabriel Valley of Los Angeles County is rather limited.


This Arcadia gated community has a professionally managed homeowner association with a recreation center, pool, spa, lounge area and grills along with common greenbelt areas. In 2016, the association reportedly added cable television and high powered Internet service to the community. Woodlands is close to the San Gabriel River(605) and Foothill(210) freeways as well as Gold Line light rail stations in Monrovia and Irwindale which opened in 2016.   It should be noted that Monrovia(not Arcadia Unified) schools serve this community.


How Much Is My Woodlands Home in Arcadia Worth


  • There were two Woodlands homes sold in 2016 according to our mls records.  A four bedroom floor plan with approximately 2268 square feet offered at $759,999 closed for $750,000 in August.   In November, a three bedroom home with about 1908 square feet sold for $730,000(last listed for $738,000). There are no homes in the community available for sale according to mls statistics.


  • In 2015, there were three mls-reported sales at Woodlands.  They ranged from $660,000 to $702,000 with an average sales price of $677,333 (median sales price $670,000).   Each sold in excess of list price with an average 102.42% average for the three.   The average price per square foot was $301.06.


  • There were four reported Woodlands home sales in 2014.  They ranged from $650,000 to $685,000 with an average sales price of $671,472(median sales price $675,444).  They sold at 98.93% of last list price and for a very affordable $296.48 per square foot on average.   


  • For the same twelve month period in 2013, there were five sales.  Those mls-reported transactions ranged from $570,000 to $699,000 with an average sales price of $633,800(median $630,000).   They sold at 103.16% of last list price and for $289.13 per square foot.
