What Sold in the Los Angeles 90042 Hermon Neighborhood in 2016?


This is a real estate market activity report for the Hermon neighborhood within the city of Los Angeles zip code 90042.  In this report, I will share a information for homes sold in 2016 with a comparison to the previous two years.  I am also including a recap of homes currently on the market for sale Los Angeles 90042 Hermon Neighborhoodand in escrow.   Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.


Hermon is a neighborhood in the foothills of Northeast Los Angeles (NELA) located just east of the Arroyo Seco Parkway(110) adjacent to the city of South Pasadena about six miles north of Downtown Los Angeles and convenient to the USC Health Science Campus.  The historic community dates back to 1903 yet is often included as a part of Highland Park or the planned hilltop community of condos and townhomes in Monterey Hills which it shares zip code 90042.   Many of the homes in Hermon offer views.  


Hermon Dog Park in Los Angeles 90042Convenient but with a secluded feeling, Hermon is definitely under the radar when it comes to awareness which seems just fine with its residents who seem to enjoy the self-proclaimed funky and quirky lifestyle.   On Monda and Thursday early evenings, there are various food trucks at Fresco Community Market. The Hermon Clean Team goes out into the community on a monthly basis to pick up trash, coordinate bulk pick-ups and to ensure a better quality of living for residents.


There are a combination of turn of the 20th century homes which range from small and vintage to thoughtfully renovated.  The Oak Hill Estates area has multi-level homes built in 2004 and 2005.  There is quite a bit of renovation occurring in Hermon as well as signs of new construction too. Add some 1950s and 1960s era ranch style residences into the mix and you get a good idea of homes you can find here.   This is typically not a high turnover area.

The community features a small shopping area along with Hermon Park with its tennis courts, expansive green areas and off-leash dog park and the Hermon Clean Teamadjacent Ernest E Debs Regional Park and Audubon Center.   


Locals are proud of the small businesses in the area including civic-minded concerns such as Fresco Community Market where giving back to the community is an important part of the business philosophy.  A 2016 fire in the northwest section of the small shopping center shuttered a few of the businesses but promises to rebuild seem to be underway.  Residents are likely to travel to nearby Highland Park, South Pasadena or Pasadena for most shopping, dining and entertainment venues.   So if you are looking for a location that is convenient yet with a secluded feeling, Hermon may be the ideal fit.  In addition, to the previously mentioned Arroyo Seco Parkway(110), Hermon offers easy access to multiple other freeways and two Gold Line light rail stations.


Oak Hill Estates in Los Angeles 90042 Hermon


  • There were 17 homes sold in the Hermon community in 2016 ranging from $429,000 to $975,000 with an average sales price of $675,782(median sales price $640,000).   Over 50% sold at or above last list price for an average of 101.01% and an average price per square foot of $474.68 for the year.   


  • There are currently two homes on the market for sale.  One is a newly listed renovated three bedroom/two bath home with approximately 1531 square feet that is offered at $749,000.  This same home sold for $470,000 as a fixer in March, 2016.  A rare bank owned home in the Oak Hill Estates area with 2667 approximately 2667 square feet is offered through the auction process with a list price of $830,000 with a buyer’s premium added to the eventual sales price.  


  • Two additional homes are in escrow:  a renovated traditional and a home in the Oak Hill Estates development.


  • In 2015, there were 19 closed sales reported ranging from $385,000 to $920,000 with an average price of $588,237(median $550,000).  They sold at 98.82% of last list price and for an average price per square foot of $432.58 for the year.


  • In 2014, there were 23 transactions.  Those sales ranged from $255,000 to $1,125,000 with an average sales price of $592,213(median $532,500).  They sold at 100.46% of last list price and for $442.29 per square foot.



Due to the variety of homes available in Hermon, there are many factors that will be necessary in order for a prospective buyer to craft an appropriate offer or for a seller to establish the best possible listing price.   Year built, size of home and lot, view, condition, upgrades or lack thereof, emotional appeal, Funky and Quirky Hermontiming  as well as location within the neighborhood all come into play.

Hi Michael: This is a new community to me as well. I have never heard of Hermon before you mentioned it. But yes, I would like seclusion and convenience to the city. I don't mind driving 6 miles into LA as long as I have a gorgeous home with a view. The middle 600s as a median price seems reasonable, too. I suppose the downside to homes in the foothills is strong rainstorms.

Thank you for stopping by and your comments on this real estate market update for homes in the Hermon area of the city of Los Angeles 90042.   Some many people(including some agents) are unaware of this small area.  

With an approximate population of 3,000 or so people(not sure how many dogs/cats/birds) it's understandable that it might be grouped with neighborhing communities.
