Pacifica CA, 2016 Real Estate Market Report Sale Summary

 

Pacifica CA2016 sales remained stable since 2012 when the real estate market in the San Francisco Bay Area finally robustly rebounded after undergoing the worst real estate market nightmare in 2006 when the housing market started to decline and as you can see in the chart 2008 was the worst of all years.

After that, it wasn’t until the beginning of 20012 when the short sale and REO homes inventory begun to sell.  Since then and within the past two years, homes in Pacifica are showing a steady inventory demand and robust seller's market.

 How are months of inventory calculated?
The number of active homes listed during the prior month is divided by the number of homes sold and pending for the same month = supply or months of inventory. This report can be customized for a city, zip code or price range.

For instance, if we had 250 active listinsgs during the month of December, and 125 sold and pending sales. Months of inventory is 250 divided by 125 =2 months of inventory which is a seller’s market
