Condos were busy this week with 3 new escrows and 4 sales. As for house, there were two new listings and not too much else. Here is your update:

Back on the Market:

Kaiulani 4 fell out of escrow and is back on the market priced at $1.345M. This unit is one of the developer’s last remaining units. Nihilani 32B went into escrow on 1/11 and quickly came back on the market still priced at $589K. The sellers paid $525K in 2/16. Puu Poa 313, with a list price of $1.370M, expired and came back on the market. The last sale was in 12/99 for $360K.

Contingent:

Sandpiper 137 sold for $379K in 10/07 and is now in escrow priced at $379K. Paniolo 107 only took 82 days with a price of $399K to go into escrow. It sold for $330K in 1/13. After 508 days, Pali Ke Kua 237 found a buyer while listed for $610K. The most recent sale of this unit was in 2/05 for $750K.

Sales:

Hale Honu 2B sold for $318K cash, down slightly from the list price of $325K. The sale before this was for $503K in 9/05. Purchased in 5/09 for $275K, Cliffs 2109 was listed for $329,900 and sold for $315K cash after 321 market days.

Puamana 4D sold for $335K while on the market for $359K. The seller paid $95K in 6/86 for a leasehold unit then purchased the fee for $35,700 in 7/00. Sealodge F3 was listed for $499K and sold for $470K. The last sale was for $360K in 10/15.

Price Changes:

There is only one price change this week: Villas on the Prince 21 reduced to $719,900 from $734,900. The unit was purchased for $675K in 3/15. Now on to your Princeville Kauai single family home update.

5348 Honoiki sold for $600K in 12/12 and is listed for $1.499M. 3559 Kaweonui was listed previously from 12/14 to 7/12, starting at $3.5M and increasing to $3.995M. It is on the market this week priced at $3.775M since selling for $1.910M in 10/13.

Under Contract:

5230 Honoiki moved from contingent to under contract with a list price of $879K. The most recent purchase was for $595K in 3/11.

Price Changes:

3991 Aloalii took a substantial reduction from $1.795M to $1.695M. The last sale was for $1.150M in 12/06.
