Is this the Newest trend in bathrooms?

Have you ever heard you shouldn't poop where you eat? It is important for a bathroom to be convenient, however this is a little crazy. Check out this Manchester NH area home. It was a multi family building, all apartments were occupied. I just had to take and share this photo or no one may have believed me.  

 

 

This building was listed for sale . It had not sold, expired and the owner asked me to walk through to tell them what I thought.

 

It did not take long to figure out why the building did not sell.

OK Scott Godzyk You   got the attention you wanted, but thankfully that toilet is NOT PLUMBED IN.

AS FOR SELLING MULTI-FAMILY PROPERTIES, IT IS ALL ABOUT THE NUMBERS

Forget the comments of these house sellers. They don't have a clue what they are talking about. Just make sure the numbers are right. It will sell, but you need to market it to investors, not home buyers.

Yes, I have heard that expression or saying ... there are health reasons for that. My only thoughts on that photo .... gross.

Good eye Bill Roberts. Attention is priceless.  With 3 family homes there are 2 types of buyers, most common in our area is the owner occupant, who will be living in 1 unit and renting the other 2. They will often pay more for the home but their likes and dislikes is by seeing, emotion and condition. Investors looking for rental income prefer 4 or mor unit most often. Those that buy 3 family homes are looking at income but also looking at selling price. They want to pay less. They will target those homes in need of work looking for a larger discount. So an owner occupied seller looking to get top dollar should target other owner occupied buyers. Investors will be willing to buy, but for less. The tenant as you can see did  not clean up at all for the showing or after them selves in general. It was smelly and a toilet removed and placed in the combo kitchen, dining and living rooms does nothing to help a sale.  If it was new or clean, could be a talking piece, but this was just gross.

I was shocked recently when I viewed the floor plan before writing the property description for a multi-million dollar, 9,000 s.f. home. It has a bathroom opening off the kitchen. That used to be common here in older, 2 bedroom, 1 bath homes, but in my mind it's completely undesirable.

You know Marte Cliff , it is very common here to have a bath off the kitchen on older homes. I am kind of use to it.

Wow, this had already been listed long enough for it to become expired?  Either the previous listing agent did a poor job of explaining what needed to be taken care of, or the seller was obstinant.  Good luck!

One of my all time favorites was the toilet in the shower... yes really... made for easy cleanup I guess! which the home you have here really needs!!!
