Home Staging Tips- Help Your Stager See Your Space

Recently I wrote about 10 Tips to Make the Most of Your Home staging faqaStaging Consultation. Tip #6 recommends cleaning and editing items in your home. These include items that you plan on throwing away and items that just need to be put where they belong.

 

Why is this?  It’s not as if we’re the “clean police.”

 

1.Stagers have to be able to see your space.

When there are boxes piled in a corner or throughout the home, it’s hard (not impossible)to see what we need to see.

I’ve had sellers wonder why we weren’t moving chairs and tables around.  The answer is often because there’s so much (how can I put this nicely?) stuff in each room that there’s nowhere to move anything.

 

2. You’ll want to make the most of your time with your stager.

One of the things I tell my clients at the beginning of a consultation is that I will point out items that may seem obvious to them or that they were planning on addressing but I don’t know that.  You are paying me to tell you everything I see that could possibly derail your sale.

 

I can’t assume that you know.  You’re paying me for this, so it’s in your best interest to clean your home as if it were being shown. That way we won't waste time covering what you already know.

This is very key!  Many times the real estate agent is the first to see the home and lots may need to be done before a stager can even be brought in.  I have a future listing that is going through this right now.

Katthy oh yes I've gone into many homes that are so stuffed with stuff it's hard to see the home or the layout.  First things first...get rid of stuff so when your  stager arrives they can do their part.

Sheila Anderson often it's hard to provide the consultation we want because the time is spent helping them decide where to put everything (as in trash).

Hi Michael Jacobs "stuff" is one of my favorite words...it's a catch all word. 

Anna Banana Kruchten absolutely!  We're happy to return once things are removed but it's an additional expense for the seller. 

Belinda Spillman it saves them so much time, and as we all point out...they're going to have to pack it up soon.

Hi Kathy - That's great advice, and reminds me of a home I showed several years ago that had so much stuff, there were aisles between the stacks of stuff up to the ceiling. It needed a front end loader more than a stager.

I've often apologized for possibly stating the obvious, but it's necessary because we just don't know what is obvious to the seller and what is not! We can't assume they grasp the concept of decluttering or depersonalizing. We must be specific.

So important to point out everything.  So much seems obvious to us, but actually to the homeowner, it is often overlooked.  While I do not stage homes anymore on a regular basis, the houses that I go in to redesign and remodel often have flaws that seem so obvious but the homeowner just hasn't noticed.  That is EXACTLY what they pay us for - the TRUTH, the WHOLE TRUTH and NUTHIN BUT!
