Why You Should Think of Your Home as a House When Selling

Think of Your Carlsbad Home

as a House When You Are Selling it!

Selling your home is a complex process, and a very emotional one. While there are many decisions to be made – such as determining the right listing price – and getting the property ready for the market (harder for some sellers than others), there is also the emotional shift that happens once that decision to sell has been made.

woman packing to moveYou are leaving the place that has been your home, and whatever that means to you, for one reason or another. And that range of emotions arising from that decision can sometimes get in the way of marketing your property.

Can you completely forgo all the emotions associated with packing up everything in your house, leaving a place that you no doubt really loved, and moving to a different property to set up a new home?

Probably not.

But a change in your mindset…thinking of your home as a house to be marketed…will make a difference in getting the property ready for showings, and the things you do to get it sold, as opposed to finding reasons not to. Yes, your house has a physical component to it, and perhaps there are things about the house itself that you really love, but it’s the memories, the gatherings, the mementos and photos, the lifestyle, and so much more that you take with you that define your home, not its physical structure.

staged model homeSo keep in mind that buyers are NOT buying your home. They are buying the house…a physical structure that hopefully has the floor plan, size, amenities, and location that will appeal to them and meet their particular needs, and will enable them to establish THEIR home just as you did. Your focus must be on these issues.

Keeping in mind that you are selling A HOUSE allows you to focus on the things that will matter most to buyers:

The physical appearance and condition inside and out, especially curb appeal

Taking care of all needed repairs and deferred maintenance

Packing away all the personal stuff and extras that you live with in order to minimize distractions to buyers and open up the living and storage spaces. Staging may be an important thing to consider, too!

There is, of course, an emotional appeal the house will hopefully bring to buyers so they can envision living there and creating their own home. And while they aren’t buying your lifestyle, your memories, and your furnishings, they do want to purchase a house that offers them what they want and need, and one that is well-maintained and clean.

Here’s a short list of some things to do to get your home ready. There may be other things that need attention that we will discuss if we work together to market your house for sale (infographic is provided courtesy of Keeping Current Matters, an organization that helps me keep current with what’s happening in the housing market).

Tips for Preparing Your House for Sale

Making your own list of what needs to be done to prepare the home for market so the house will show its best, in addition to the list above, will keep you focused on market preparation.

Here’s another thought to assist you. Remembering why you are selling your house may help keep your emotions about leaving in check, and will better enable you to prepare to market the house successfully – a relocation, buying a bigger home as the family grows, moving to be near family, getting into a different school district, improving the commute to work, needing a multi-generational living arrangement, or moving to a smaller house.

Marketing your house for sale involves both you and the agent you have hired. Your listing agent’s role includes properly marketing your house in a number of ways, including photos and videos. But as the seller you have the responsibility of preparing the house to looks its best for showings, photos and videos. Part of marketing the house also means making it as available as possible. If it’s hard for buyers to get in the door to tour it will be tough to sell. Think of yourself as a store owner – the better the hours you are open, the easier for buyers to come and shop!

It’s your home for now. But once you decide it’s time to make a change, that home becomes a house! Let me show how we can make that happen so you can move on with your life!

Hi Dick Greenberg

Thank YOU for the kind words. I wish you the best of luck. I have been through a purchase and sale 10 times (primary homes) and it is always a good learning experience. And it seems that while we can give great advice it becomes more challenging following it ourselves. Selling gives us a great appreciation for what our clients are going through. Hope all goes well!

William Feela  - it's important to make that detachment!

Good point Beth Atalay  - it really is a good way to think about it.

I always talk with sellers about this as well. It's often a perspective they haven't thought about.

Jeff Dowler What an informative post this is.  I think Debe Maxwell summed it up best - "Home is what you make of a house."

Your ideas of uncluttering and emotional attachment are so important for sellers to understand.  Buyers come in and are looking at the essentials - layout, flooring, kitchens, baths, etc.  They can be easily sidetracked by photos, collections of anything, etc.

Hi Jeff... this is exactly what I tell my sellers... once they decide to sell their home it becomes just a house for sale--basically a commodity that hopefully is special enough for another buyer.

Good morning Jeff Dowler ,

Well said..I always try and tell my sellers we now are marketing a house which is a product to sell and we need to position in the market place as the best buy available at this time.

Elyse Berman  - Thanks for the compliment. These are tough issues for sellers but they can really get in the way of a sale

Hi Nina Hollander  - that is so true. It's an important discussion to have I think

Dorie Dillard  And I bet they listen to you on this!

Thinking like a seller.  If they don't get it, one great way to get them to do this is to take them to view open houses.  And get them to notice the change in their mindset.  Hopefully, you'll get the "Aha" moment from them.

Good Morning Jeff - you spend time making a house your home and then you have to deconstruct that when you sell.  It is tough to put the emotions aside but necessary to get it sold.

Hi Grant Schneider

It can be a tough thing to do, but I think it's pretty important in order to do what needs to be done. Thanks for stopping by!

Some of my marketing pieces actually say "It's not your home now, it's a product that must be strategically marketed."

It's so important for sellers to really understand this. Buyer are looking for a home....THEIR home, not yours!

Hi Sharon Tara

I think it can be difficult for some sellers to understand this, and even more to act accordingly. Thanks for your perspective - no doount you run across this all the time.

Hope things are not TOO wintry there - sounds like a pretty ugly storm coming in! Be Safe!!

Yes, this is such a great tip. Thinking of our home as a structure can help take the emotion out of the process.

Thanks Nick & Trudy Vandekar  - selling can be tough for anyone but some homeowners seem to have a harder time putting themselves into SELL mode effectively than others. It's especially difficult when you haven't sold before or haven't for some time. And the seller's market makes some think it's not necessary!

Thanks Kat Palmiotti

It's something I talk with seller's about and it seems to make sense to them, even though in reality it may be hard to do. The emotions can really get in the way!

Excellent post Jeff Dowler , I can only remember one house I was eager to leave and even at that I loved the house but I could not wait to get out of the town it was located in.

Hi Bob "RealMan" Timm

I think even if you want to move it's still tough to do everything that needs to be done and not let emotions get in the way, at least for most people. I've had a couple of houses where, while I was not necesairly eager to leave I had no regreats about the decision. And one I wish we never had sold, even now 12 years later!!
