Very good advice. Sellers need to put on another hat when getting ready to sell. They should enter through the front door and tour the house as a buyer would.

Your ideas of uncluttering and emotional attachment are so important for sellers to understand. Buyers come in and are looking at the essentials - layout, flooring, kitchens, baths, etc. They can be easily sidetracked by photos, collections of anything, etc.

Hi Jeff... this is exactly what I tell my sellers... once they decide to sell their home it becomes just a house for sale--basically a commodity that hopefully is special enough for another buyer.

Thinking like a seller. If they don't get it, one great way to get them to do this is to take them to view open houses. And get them to notice the change in their mindset. Hopefully, you'll get the "Aha" moment from them.

Some of my marketing pieces actually say "It's not your home now, it's a product that must be strategically marketed."
It's so important for sellers to really understand this. Buyer are looking for a home....THEIR home, not yours!

Thanks Nick & Trudy Vandekar - selling can be tough for anyone but some homeowners seem to have a harder time putting themselves into SELL mode effectively than others. It's especially difficult when you haven't sold before or haven't for some time. And the seller's market makes some think it's not necessary!

I think even if you want to move it's still tough to do everything that needs to be done and not let emotions get in the way, at least for most people. I've had a couple of houses where, while I was not necesairly eager to leave I had no regreats about the decision. And one I wish we never had sold, even now 12 years later!!
