How To Make IDX Work For You

Real Estate Broker/Owner with Corinne Guest, REALTOR® | Barrington Realty Company License: 471.000044

First I apologize if your IDX provider is not able to offer this kind of flexibility. I use IDX Broker Platinum and have done for years.

Adding an IDX system to your web site should offer you more than a set it and forget it option. That said many people are content with that and if that's you, well OK. Up to you. But consider how an IDX system can achieve more than just the ability for visitors to visit and search for homes.

Create Property Specific Pages or Posts

This is a recent post (time sensitive) I created adding close-out lots on a subdivision as the last lots have been reduced to sell. With the title I added a small amount of text and then added an IDX widget.  These are very easy to create with IDX Broker. I have added some css to match the widget to the colors on my site but it is not necessary. Because they are long tail, they get good results in the search engines with only 98 words.

Here is the url for that page:

IDX Niche Pages

We all know there are riches in niches and every location has niches you can go after. Whether you create niches on your money site or a site for a niche all on it's own is up to you. For me this is on my money site because I serve Barrington and these are horse properties in Barrington. The beauty is that searchers find me now for Barrington Horse Property and Illinois Horse Property searches. I cherry pick which out of town listings or buyers I serve.

This page was built on the IDX system rather than on my site. This page ranks at number 2 for the term Barrington Horse Property and the number 1 spot is also mine for my main horse property page. I targeted under $600,000 for this one as the demand is higher.

The url for this page which was built completely inside IDX Broker including all text and the photo and yet looks exactly the same as the rest of my web site is:

Other IDX Uses

One of the easiest ways to make better use of IDX on your website is to create price point buttons, especially on your home page. Large subdivisions can benefit too. IDX Broker allows me to see how many times the links I create are viewed. My top perfoming link is Wynstone, a gated golf course subdivision with luxury homes and yes every year I sell homes there. (I was even given a complimentary club membership because of my sales!) A recent client allowed me to help him buy and I picked up 2 listings from him as well.

The url for the page is: this page has been viewed 32,568 times since it's creation on 7/15/13

Here's how my front page captures Barrington home searchers using  buttons. It's the perfect click funnel to listings.

The skys the limit with a good IDX solution, all you need is a little imagination and some effort and you'll get some well ranking pages in no time.

And no I do not get any money for promoting IDX Broker, I just believe it's a brilliant product. Thanks for reading and happy IDX page creating.

Excellent post.  I'm a first-year broker and assist a team underutilizing the technology they already pay for.  Thanks for your open and honest share, Corinne Guest, Managing Broker. This is going to help me look smart while helping the team.  Now I just need to carve some time to implement!  Any advice on how to manufacture that!?

Corinne Guest, Managing Broker Brilliant post. Excellent examples, great work too. The point is--- it takes effort and work. Most people don't want to put this kind of effort into their IDX nor their website. You are rocking the serps with your IDX pages too!

Set up saved searches of this, that so like a vending machine display case the buyer can jump in where need. They see the ready make, all cut up and buttered just the way they like their real estate listing cooked up best as they  tap tap and slide... dig right in. You want the buyer to find the site, you want them to stick around and get what they want that leads to a sale. Don't you love website SEO science when it's what puts extra jingle in your pocket Corinne Guest, Managing Broker ?

Today its generally easy to create a subscriber for your IDX. Of course you need to consider the false leads, but the question is how do you turn a suspect into a prospect? Long story...

Great info, Corinne!  I believe you hit the head on the nail, in terms of providing price points.  I think (sometimes) that the consumer becomes too overloaded when everything is presented to them at once.  It helps the real buyers to search for what they're seeking and not be distracted by properties not in their search criteria/price points.  Thanks!

Thanks for sharing that as we get so many questions on who is the best provider. If I get you correctly, you can put a widget on a page? I never thought of doing that but that one example I think is just that.
