When Elk Grove home sellers get burned once, they are often very cautious before trusting other Elk Grove Realtors again. That's not to say their previous agent did anything horribly wrong because the thing about being an agent, we all learn soon enough in this business, is the agent is responsible for everything that happens, including inclement weather. It is all our fault. It is also all of our joy when things go right.

That's just how sellers think. So when I enounter a seller who had a bad experience with some other agent and now doesn't know whom to trust, I often have to work overboard to gain that trust. These are the sellers who search out top agents because they want to narrow that window of possible non-satisfaction. Does that approach work? Be my guest. Hi Elizabeth... I always like being the second or third agent in with buyers and sellers. They always appreciate me more after past experiences. And one of the first questions I always ask people like this is what was their past experience(s) like and what was good/bad about it. Amazing what people tell you and at the same time you know what you need to do for them based on that.

Kristin Johnston - REALTOR® Well, he did sheepishly admit when we closed escrow that I did do everything I promised I would do, and even his wife grabbed the phone to say thank you to me. I had never talked to her during the whole transaction, LOL. But I could sense he kept waiting for the other shoe to drop.

So many of my stories are the same. Seller wants highest price, I do it and we close. No drama.

Not a lot of excitement in those stories, ha, ha, ha. It makes for a better tale when there is a little suspense.

Nina Hollander I hear ya. I have no qualms about being the 2nd or 3rd Realtor at all because I know I will surpass their expectations. They tell you precisely what they want and don't want, and in many ways, it's better than trying to figure out it yourself.

What is the line?  "It's every girls dream to be the first love, the second wife and the third Realtor®?!"  

Funny but, just tonight, we had our pet sitter stop by to ask me a question about real estate.  Sadly, their lender referred them to an agent who they are not happy with.  They're under Contract and can't get out from under this agent but, her comment was, "My agent only wants the paycheck and we felt rushed to make a decision."  

Of course, they can't get out of this deal and I can't give them advice but, if the deal falls through, they'll be firing their agent.  All they wanted was someone who was "patient" with them - not a difficult act to follow, huh?!  As you mentioned, knowing that, should I become the second agent, it won't be hard to surpass their expectations!

Debe Maxwell I had the same situation last year. A buyer called, wanted to fire her agent and hire me, but she was already in contract. I talk to so many people in any given week, I was a bit taken aback that I even remembered her when she called me again a year later. She now wants to sell that home and recalls my kindness toward her, even though I could not help her at the time.

So you never know. Your frustrated buyer you can't represent could come back as a seller.

Chris Ann Cleland This seller seemed so indecisive that although we had talked for days, he was taking zero action on listing his home. He was almost paralyzed from that last listing. I finally just called and said, "here's what we're gonna do," and that's what we did. :)

Nina Hollander One would hope but not always. In this particular listing, I was trying to get the seller to list $10,000 higher than his last listing because I knew he could get it, and he balked at it. Finally he took my advice, against his own wishes, and not only did it sell $10K more, we added another $5K on top due to multiple offers.

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents ~ hi Elizabeth, that reminds me of a listing where the buyer's agent brought an offer and told me upfront they would go up in price by at least $10K. I took that offer to my seller and told him exactly that and he insisted I accept the offer without asking for more! What??? The scariest part of this scenario was that this seller was a senior negotiator/purchase for the US Department of Defense. No wonder we have problems in our country!

Nina Hollander That happened just last week to me. We received 6 or 7 multiple offers, and I told the seller I was 100% confident we could bump up the price by asking the buyer we identified as the winner to pay another $5K. But the seller declined. I don't judge. It's the seller's choice to take what they see as a sure thing. We're just here to advise and submit options.

Do you know how many listing agents would NOT suggest that to the seller? So don't feel badly that the seller did not agree. You did your job well.
