Villages of Brentwood 2016 Market Report
Villages of Brentwood had another strong year of sales in 2016. The prior year, 2015 saw sales jump from 25 to 43, a 72% increase. Prices are up and days on the market (DOM) are down.

Home sales usually fluctuate from year to year in this Neighborhood. We found that in both 2015 and 2016 over 62% of the sales for the year occurred in the second half of the year. In most markets, the bulk of the sales occur in the Spring months. Not so here.
The Villages of Brentwood is often considered a great neighborhood for first time homeowners. The homes are priced just below the Nashville area's average sales price. Though modestly priced, they are located in the Granbery elementary school district. This is one of the most popular elementary schools in the city.
There is currently one active listing in the neighborhood. The asking price is $229,900. There are two pending sales with asking prices of $194,900 and $234,900.
The Villages of Brentwood is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.
The Nashville area sales increased 8% in 2016 compared to 2015. The average sales price increased 12% but we have a strong suspicion that it's the result of several multi-million dollar sales that occurred last year.
Inventory continues to be low. For homeowners thinking of selling, this is a great time to be getting your home ready for market!
