The best time of year really depends on several factors. First thing to consider is where do you live? Is the climate ALWAYS warm or cold or are there times when the weather is nicer than others. When you live in an area where the climate is always the same this will not factor in as much as when you live in an area where you have times when the climate is better than others. In this case, more people are likely to go look at your property when the weather is nice versus when there is snow or ice on the ground. In these areas Spring thru Fall are your better bets for listing your home than to list during the winter.
The next factor to consider is unique circumstances for your home. Is it near a school, or airport, or is there scheduled road maintenance happening soon? Choosing a time to list can mean waiting until construction is done or school is out for the summer.
