Kula Maui HI 96790 - residential sales 2016 year end update  

Wrapping it up for 2016, here's a quick look at the residential sales in Kula Maui last year, based on our MLS stats. What sold in 2016?  Plenty of Kula homes - homes with cottages, homes with acreage, beautiful estates and simple old fixer-uppers too. 

In a nutshell, the simple take away... nunber of sales are down, but pricing is pretty stable for Kula homes compared to 2015.

Total sales:

  • 64 closings priced from $340,000 to $6,550,000
  • Average sale price was $1,133,309 and median sale price was $848,750
  • Days on Market (DOM) ranged from 23 to 607
  • Total dollar volume was $72,531,804
  • 14 properties came with house and detached cottage
  • 7 were CPR, residential condo homes with deeded land
  • 2 were bank owned, and none were short sale

Land size:

  • 17 homes were on less than .5 acre, 22 were on .5 - 1 acre
  • 10 properties had land between 2 -3 acres
  • 10 properties came with 3 -10 acres
  • 5 properties were on lots of 18-25 acres

Highs and lows:

  • 3 listings closed under $500,000
  • $340,000 was paid for a small home built in 1953, on a .25 acre lot
  • $356,000 was paid for a leasehold home on about an acre, in Hawaiian Homelands
  • $435,000 was paid for a small 2Bd/1Ba remodeled CPR home on a small lot
  • 2 listings sold for over $5M, each with 19 or 23 acres of land, and a main house with over 6,000 sf of living space.  One also had a detached cottage with 2,700 sf.

Of course you have to keep in mind that there are many factors that contribute to each sale.  Due to the diversity of listings in the Kula area, and the relatively low volume, the stats can be quite different from month to month, and year to year.  That's when you need the advice of a local Realtor to help make sense of it all.  You can find a good Maui Realtor right here...

Eva B. Liland with Century 21 Doug Anderson  These stats are from our MLS provider, Paragon.  I just have to bring up all the sales during the year 2016 in that area.  Since we have generally small sales numbers it's easy enough to do, otherwise I would break it down into smaller areas.
