The Problem With Advising Other Realtor's Buyers

Part of the problem for Sacramento Realtors who answer questions online at various websites is buyers who are in contract will call directly out of the blue. Real estate agents call as well with questions, but mostly it's consumers. While some agents welcome the phone calls, others feel it is in intrusion, and yet, still, others have no idea that they're not supposed to be discussing solutions to buyer's problems when those buyers are not their own buyers. Hello? Code of Ethics?

Of course, agents who provide advice off-the-cuff to buyers who are represented by another Realtor, well, those buyers probably cannot rely on that advice. I mean, if the agent doesn't know enough to figure out how to handle a situation like that, that agent probably doesn't know enough to provide competent advice, either. Hi Elizabeth

Well said. Buyers, and sellers, don't necessarily understand the meaning of a contract, the Code of Ethics, and protocol, they just know they have a problem and want some help and they aren't getting what they want or feel they need. I see a fair number of "helpful" agents online providing assistance when they shouldn't, and even worse when it's of a legal nature or about a state they know nothing about.

I don't understand why a buyer or seller would trust the advice or comments of a stranger who doesn't know all the details more than their own agent who does and is working for them.  Without knowing the details the info and potentially the answer can be skewed.-Kasey

This is why it is as important for buyers, as it is sellers, to research who they are hiring to help them purchase a home.  They realize too late that our jobs are more than just unlocking doors and filling in some blanks.  Buyers that work with Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents  and your team are not going to need to reach elsewhere for advice because they are getting the best of the best.

This is a very important topic of discussion. I would most agree with Jeff Dowler response and I really appreciate everything you have written! It's hard to know if buyers are talking to multiple agents and I think that's where a lot of confusion comes from beside the media.
