Get best possible price as Seller or Buyer in 2017 with our Strategies

Inventory of homes has been tracked for 10 years in our area and news just came out that the amount of homes (inventory) available for sale in the NW Suburbs of Chicago is the LOWEST it has been since tracking this number.  What does this mean for you?

 

If you're a SELLER:

 

This is great news for Sellers!  Due to the lack of investory you're going to get top dollar for your home.  No matter what the condition, your home will sell for the right price in a short amount of time.  But you have to be careful as to not sell your home for less than what you can realize in this market.  Too many Seller's still leave money on the table due to inexperienced representation or trying to sell their home on their own.  NOT a good idea in a Seller's market.

Getting your contract accepted over a competing offer is going to be tough, but not impossible.  When a good home comes on the market in a Seller's market, you will most likely find your offer competing in a 'highest and best' scenario.  What this means is that the agent representing the Seller will most likely ask all potential buyers to bring their highest and best offer by a certain date.  After that deadline has passed, the Seller will review the offers and choose the one that seems best.
