Over the last 11 years I have worked with couples going through a divorce. It's not easy. 

It's not easy for the couples or the Stager if there is a lot of animosity. 

I feel for these people. The couples are hurting so much that they would rather score a shot off of their 'partner' than work together one last time. 

I recommend that you take a breath, step back and remember that you both need the money from the sale of your home to move on with your life. 

To make sure that you get the maximum amount, your home needs to be presented in the best possible way

That means leaving the decor and furnishings in the matrimonial home. So often someone has moved out and taken their 'half' with them. This leaves big 'holes' in the feel of the home. 

It telegraphs to the buyer that you are selling under stress and are coming from a place of weakness when you bargain. 

To avoid this, you would have to rent furnishings. This cuts down on your profit. 

Please, step back from your anger and hurt and work together  one last time. 

You need the cash to start the next phase of your life

Thank you Ron and Alexandra Seigel  A. They may need the cash for a down payment, rent, dishes, linens, furniture etc. It will make a difficult time in their lives easier.

I've been in this situation many times and it's sometimes very awkward. I had a couple once who couldn't afford two residences so they were still living in the house together during their divorce.

The husband had moved to the guest room...with all his clothing and belongings. He wasn't initially willing to clean up his room.

I had to explain to them that they were exposing their situation to potential buyers because it was obvious what their living arrangement was. If not changed, it was going to cost them money.

He ultimately gave in and allowed us to move his clothing back into the master closet and make it less obvious he was staying in the guest room.

I've had that situation too Sharon Tara . Some couples spend the whole consult scoring nasty zingers off one another. I feel for them but ultimately they are only hurting themselves.

This excellent advice and what you say is true! I can't even guess how many times I showed a home and from the moment you walked inside, something was off. And then as soon as you walked into a guest bedroom, there it was, on the floor, a mattress and some clothes, a man's clothing and the room felt cold. You walked into the Master Bedroom, and even though it still looked like a bedroom, well sort of, I guess if you took out all the exercise equipment it might feel like a bedroom but the handwriting was on the wall. If buyers could not be fooled, especially when they opened up the clothes.

This is why I really like this post. You say a lot and your post has value. I hope people who read this, who are in these types of shoes, will take your advice and if they are local and need help in selling their home, they will not hesitate to contact you.
