Bradford Hills 2016  Market Report

Bradford Hills saw a slight increase in sales in 2016 compared to 2015 but the prices really picked up. Days on the Market is not listed because it didn't change at all. The MLS shows the days to sell at 42 but the actual time is much shorter. The clock doesn't stop ticking until the contingencies are removed.

An interesting thing to note with this report is that the average list price and average sales price changed by only .02%. Many of the homes sold at or above listing price. The market is still very tight here.

With the variety of floor plans in Bradford Hills, the home sizes can vary from 1200 square feet to almost 3000sqft. Because the neighborhood is so hilly, many of the homes often have finished basements.

Bradford Hills tends to follow closely with Holt Woods since the same builders built them. The floor plans are largely the same although some of the smaller plans were eliminated and all of Holt Woods homes were built with 2 car garages. 

Holt Woods only saw a 7% increase in the Sales Price. Still not bad. The Greater Nashville area  saw a 12% increase in sales prices.

Bradford Hills currently has 2 homes listed as Active in the local MLS. Both have contingencies on them. That means that they are undercontract while the Buyers either get thier financing in order or have the home inspected. 

It's very clearly a Seller's Market.

Home sales are expected to continue to increase in 2017 throughout the middle Tennessee area.

With low inventory, and our mild weather so far, Bradford Hills  Homeowners considering a move in 2017 should consider getting their homes ready for sale earlier than usual this year.

Bradford Hills is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.
