Holt Woods 2016 Market Report
Holt Woods home sales saw a slight increase in sales in 2016 compared to 2015 but the prices picked up nicely. Days on the Market is not listed because it didn't change at all. The MLS shows the days to sell at 42 but the actual time is much shorter. The clock doesn't stop ticking until the contingencies are removed.

An interesting thing to note with this report is that the average list price and average sales price changed by only .02%. Many of the homes sold at or above listing price. The market is still very tight here. Multiple offers are the new norm in middle Tennessee.
Holt Woods tends to follow closely with Bradford Hills since the same builders built them. The floor plans are largely the same with the exception that some of the smaller plans were eliminated. Holt Woods also has all 2 car garages unless the owners have converted them.
Because of this you see larger homes in Holt Woods and the Price/Square Foot is less.
Bradford Hills saw a 15% increase in the Sales Price, though the Sales Prices were about 4% less than in Holt Woods.
Holt Woods currently has 2 homes listed as Active in the local MLS with asking prices of $279,900 and $315,000. Both have contingencies on them. That means that they are under contract while the Buyers either get thier financing in order or have the home inspected.
Holt Woods is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.
