Three bedroom homes are in high demand in the Delta, CO area. This is by far the most popular segment of the market in the area. This report will cover Delta and the surrounding rural area. It will cover those three bedroom homes listed in the local MLS (multiple listing service). This report will also include manufactured homes.
Seventeen new listings have come on the market since last month's real estate market report on three bedroom homes for sale in Delta. Of these new listings three of them are already under contract pending a sale. - At this time there are 64 homes on the market and of these 16 are under contract.
- The list prices starts off at $79,900 and go up to $1.2 million. The average list price is $274,905 and the median list price is $189,700. Due to a few higher end properties on the market, the median list price is more indicative of what our average list price should be. In other words...some higher end properties are driving up the average list price.
- Around here three bedroom homes come in a wide variety of sizes and styles. House sizes start off at 893 square feet and go up to 4672 feet.
- Twenty seven of the homes are out of town on at least an acre. Thirteen of these homes have a lot size of over six acres.
Because the average list price has come in so high, let's break down the inventory by price range. This will show there are quite a few homes available in what is considerable a more affordable price range.
Under $99,999...there are four listings.
$100,000 to $149,999...there are 11 listings.
$150,000 to $199,999...there are 20 listings.
$200,000 to $249,999...there are seven listings.
$250,000 to $299,999...there are five listings.
$300,000 to $349,999...there are five listings.
Only 11 of the 64 homes on the market are priced over $350,000.
