February Hilton Head Island BEST BUY VILLAS on Tour
January flew by and our inventory continues to dry up but we've got some good deals and I was able to take time out this week to give these a look:
9 Shelter Cove Lane #201 Main Sail - Shelter Cove - Palmetto Dunes Resort $799,000
Nope, this is not my listing, which is important for you to know relative to agency - that's a discussion for another time. But I sure wish it was and I'd be happy to represent you on a purchase of this terrific second home or even a primary home.
WHERE IS IT? Located on the Shelter Cove side of Palmetto Dunes Resort, mid-island on Hilton Head Island, you have beautiful views, great amenities, and and easy walk to see the fireworks during the summer over the water, or wander to the many restaurants and shops along the quay. Now that there is a large Kroger store as well as a Whole Foods at the other end of the center, there's really no excuse not to live in the Shelter Cove area.
WHAT ARE THE PARTICULARS?
201 is located on the 2nd floor- there is ground level parking under the building as well as extra parking for guests - and you'll have plenty when you buy this pretty villa -
There are 3 bedrooms and 3 baths and 2000 square feet of heated space as well as a screened in porch overlooking the harbour. This villa comes furnished.
OTHER SELLING FEATURES
If you would like to capitalize on some short term rental income, the rental pro forma estimates GROSS rental income between $29,000 and $33,000 - with net rental income arund $22,000 to $24,000.

This also is not my listing but is located in one of the prettiest spots in Shelter Cove even closer to the new Kroger Town Center, Belk, etc.
WHERE IS IT? Newport is also located in the Shelter Cove area which means it's across the street from the beach - but don't forget about the Dunes Buggy that will take you right over there - chairs, towels, and sunscreen and all.
WHAT ARE THE PARTICULARS?
6205 is on the second floor - some of the villas in Newport are on the first floor and if you need one of those, you'll need to have me look for one for you. This one has 2 bedrooms and 2-1/2 baths and 1520 square feet of heated space.
OTHER SELLING FEATURES
There are no short term (90 days or less) rentals allowed in Newport so with its private secured entry and its own tennis court, it's a bit more private than Main Sail. It has probably one of the prettiest settings for a pool on the island with views out over Broad Creek - and of course a front row seat to the aforementioned fireworks on Tuesdays in 'season.'
