Buyers Are Shopping for a House without a Shopping Cart

 

We still live in a real estate world where real estate agents will do anything to keep a home buyer by their side.  As an industry, we know that only pre-approved buyers can buy a home.  Or do we?  Having listed a lower priced home in a very hot market brings all sorts of buyers who lack the savviness of real estate guidance.  Yes, they have no inkling of what it takes for closing costs, down payments and monthly mortgage payment they can afford.  

 

I wonder what the home buyers are thinking?  It is a shopping spree without the purse!  Is the real estate agent representing them who makes the call to me doing the right kind of representation of their client?  It is disheartening to get so many calls from agents that have not done their due diligence with their client.  Educating our buyer consumer is so important even when they just want to see what a house looks like.  

 

As I wait to hear back from a few agents who are checking in with their buyers to ask about pre-qualification letters from a lender, I am so interested in how many will call me back.  My sellers made it abundantly clear to me that their time is money and they are not leaving their home for 'looky loos' as I was told.  My point exactly...know your client and you will serve them well...actually you should be able to fill their shopping basket of homes up well then.
