You snooze and you lose! He found that great homes sell FAST!

The other day I got out of the office for a little fun
showing property out at Kidd Island Bay on Coeur d'Alene Lake.


A very nice gentleman had come all the way from the Tri-Cities to get a close look at a great little secondary waterfront home for sale. It was within eyesight of another waterfront home I sold a few years ago ago.

When we entered the home, I REALLY perked up. It was a GREAT home! Much more living space, and much more modern living space, than the one I had formerly sold, and for about exactly the same price. It had a shared lawn to the waterfront, and a shared dock with one other neighbor, but the setting was spectacular!


You just don't find great, affordable, close-in waterfront homes for sale on Coeur d'Alene Lake every day, if EVER!

As we went through the property, I chuckled to myself as I heard to myself talk.

I sounded like a used car salesman in my enthusiasm
for what a great house it was, a super deal,
and how he should make an offer FAST before it was gone!

No time to delay, must do it now! There won't be another opportunity like this at this price again! I even told him I understood that's how I must sound to him, and he grinned and agreed.

You snooze and you looseI wasn't just shining him on. We had stumbled upon the proverbial Smokin' Hot Deal! While he explored and photographed, I pulled up the CC&Rs, plat map and even researched the ownership of the neighboring vacant lot and forwarded that information to his email. No time to lose!

He expressed concern about a dent in the beautiful metal roof, obviously from a fallen tree branch. I got a roofer on the phone while we stood there under the pines looking at the roof, to ask roof questions. I explained that he would have an opportunity to have everything inspected and approve of the condition before buying.

Instead of heading back to the office to write up an offer, he headed home to read the CC&Rs and talk to his wife. You can probably guess the rest of the story. Two days later, when he was ready to make an offer, the house was already under contract to someone else.

The moral of the story is... it's a sellers market in most price ranges, and with certain property types, it's VERY COMPETITIVE! The people who are getting the best prices on the best homes are the ones who are prepared to MOVE QUICKLY when a great house pops on the market!
