January marked the return of sales of the larger homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from December, but was up slightly year over year. The average sale price jumped greatly over December 2016, most likely attributed to larger, more expensive homes selling. Year over year the average sale price increased by 10% and the price per square foot continued to move up, 5% year over year. The days on market continued to move down, and the burn rate, (or homes under contract versus homes on the market) is now 4.84 month’s supply. One thing to watch closely is the 12 month moving average, which dropped again year over year (-4%). There are now 96 homes on the market in the Club, up 13% from December. If January is any indicator, 2017 should be a pretty good year for the Anthem Country Club.
