The Median List Price for the Los Feliz, CA 90027 section of Los Angeles is approximately $1,999,000.00. As of this writing the Market Activity favors a slight seller’s advantage.

Now this might sound repetitive, since I have been writing these reports, the prices have not seemed to move off from their plateau. The benefit I find favorable for buyers, since there seems to be now this plateau on the prices. Of course, should there be a change and an upward trend in sales that in turn will trigger price increases, provided the inventory will remain tight relative to the sales activities.

Based on the higher demand for homes, I anticipate a strong 2017 and beyond.

Most importantly there are some indicators we can look at to determine the short-term future of the Real Estate Market Trends in the 90027 area of Los Angeles. One is looking at the Average Days on Market (DOM) there are 140 days, once I break it out into four quartiles you will be able to see which price points are much faster and which are a bit slower.

My preference of having the homes separated into four separate categories is, because the most expensive home is listed at $6 million and the least expensive listing is at $472,000. That gives you an idea that there are totally different price point buyers in this part of Los Angeles too.

As you can see the price point makes a huge difference and clearly the sweet spot for fast sales is around $1.5million!!!

Of course, I would expect that for Beverly Hills. But do tell, is Beverly Hills still the place where all the movie stars live or are they spread out in other places or now in a different location? I only know what I know from the movies, T.V. and ActiveRain!
