Sherman Housing Sales For December 2016 Higher 20.5%

In Sherman in December 2016 houses sold was higher 20.5% from December 2015, with 47 houses sold this month. Year to date the number of reported properties sold saw a hike of 8.8% from last year, with 555 reported properties sold total this year. The number of projected real estate sales in December 2016 was up 35.4%, with 53 projected real estate sales this month. In Sherman there was an increase of 10% in the number of projected houses sold year to date. There were 561 projected houses sold this year. In Sherman in December 2016 new properties in the market was lower 14.6%, with 35 new properties in the market total this month. Year to date there was an uptick of 2.8% in the number of new residential properties. There were 663 new residential properties total this year. This month there were 40 listings under contract, which was an improvement of 42.9% from the same month 2015. Year to date the number of housing units listed under contract in Sherman saw an uptick of 9.1% from the same month 2015, with 563 housing units listed under contract total this year. The number of approximate months supply of inventory in December 2016 saw a drop of 29.2%, with 2.2 months supply total. In December 2016 homes for sale in the market saw a dip of 23%, with 104 listed total. The number of days on market until sale this month underwent a decline of 43.2% from the same month last year, with 39 days total. In December 2016 percent of original asking price received was up 9.5%, with 96.8 percent of original asking price received total this month. Year to date percent of original asking price received showed a gain of 0.5%, with 94.5 percent total this year.
