Being a home seller in Rancho Cucamonga doesn’t have to scare you off or be a complicated process. As long as you are well prepared and take into account the twelve key points for selling your home, you are off to a good start!

The twelve points for a home seller in Rancho Cucamonga

  1. You should always prepare your home for the market. By this I mean that you should make sure your house is clean and de-cluttered. You want to make sure your home is presentable. You don’t expect potential buyers interested in a house that has questionable smells and things lying around everywhere do you?
  2. Be ready to encounter curious individuals. I would be lying if I told you that all buyers will keep their hands to themselves. Some will have the tendency to look inside the garage, open up that pantry door and/or look inside your closet out of curiosity. As real estate agents, we always try to keep an eye out and make sure no one steals anything but we can’t be in every single room at once during an open house. Because of this I recommend that you make sure to store anything you consider valuable in a safe place.
  3. Your Realtor is a professional for a reason. Don’t try to sell your home; that is what we are here for!
  4. Location, condition and competition. If you are a really motivated home seller in Rancho Cucamonga, the price you choose to list it for should closely consider these three factors.
  5. Look at your numbers. For example lets take a look at 31-10-1. If in thirty-one days you do not have at least ten showings and one offer, you need to reevaluate your price and consider readjusting it.
  6. Don’t worry about pricing low. First of all, you are not required to accept any offer a buyer gives you. If you do price low, you may end up receiving multiple offers as buyers compete with one another.
  7. Be careful with pricing too high. Please refer back to #5.
  8. Become an accommodated seller. As you probably guessed, the more number of buyers have the opportunity to see your house the better! It’s important that you are flexible with showing requests.
  9. If your house gets a second showing, this is usually a good sign. Even if your house is the runner up and is being compared to another similar house, it shows that the buyer is interested.
  10. Don’t belittle an offer that is below asking price. This may be the offer you are looking for. It may just be in the stages of talking and renegotiations before it’s up to par to the asking price you are looking for.
  11. Expect contingencies and be ready to face them. Also if there are issues you know you can’t fix, I suggest you let the buyer know up front. It is best to be transparent and possibly consider these in your pricing.
