Loveland CO Affordable Homes for Sale

You should be aware, however, that the real estate market for affordable homes is extremely competitive - the number of available homes is limited, and many other buyers are actively searching as well, so affordable homes are going to sell quickly. There are only 9 homes currently on the market in Loveland priced under $275,000, starting from a low of $112,000. There are another 41 affordable homes under contract and waiting to close.

Note: We have recently increased the price ceiling on this category, from $250,000 to $275,000, in response to low inventory, strong demand and rising prices. Market conditions over the past couple of years suggest that the imbalance in this market segment is not likely to ease anytime soon. This is not good news for affordable home buyers, and while raising the ceiling on price does reflect the current reality on the supply side, it doesn't mean that these homes are actually more affordable.

 

Given the lack of inventory, affordable homes have sold well in Loveland so far in 2017 – there have been 27 sales, with prices ranging from a low of $49,500 to a high of $275,000, with a median price of $250,000 and an average price of $234,067. Market performance has been good - average days to get an offer for the homes that sold was 23 days, with an average days on the market of 52. The sale price/list price ratio for these 27 homes was 98.0%.

You are having the same inventory problems up there that we are having down there.  9 homes is not much to choose from but at least there are some for buyers to view.
