The weather is warming up and we are starting to see more listings come on the market. Buyer activity has stayed high over the winter months. I expect we will continue to see that increase. There has been some activity in the two bedroom segment of the market to report.
We have seen quite a few two bedroom homes sell over the last few months.
Since last month's report on two bedroom homes for sale in Delta, CO, we've seen five new two bedroom home listings come on the market. Two of these new listings are already under contract pending a sale. - There are a total of 13 active listings, and an additional four that are under contract. Prices start at $60,000 and go up to $448,000. The average list price is $148,862 and the median list price is lower at $110,000. This means there are a fewer higher end listings bringing up the average list price.
- House sizes start off small at 768 square feet. The largest two bedroom home on the market is 2,550 feet.
- Six of the active listings are out of town on at least an acre. There are a few listings with larger acreage parcels.
- These homes tend to be smaller and can be a great condominium or townhome alternative.
