Here is our monthly🗓 knowledge tips for this month for potential and current investors and landlords in the New Jersey Gold Coast and beyond.. Last month we tried to give some nuggets of gold to those hunting for a 🏚 home to rent, those, who are not yet ready to buy. To continue on the topic, this month is dedicated to Landlords.
Mr and Ms Landlord👨🏼👩🏾. Thank-you for being kind and patient. Let's get you started some soul food on renting. I have some important pointers for you to help tide you through this process.
1: CLEAR HEAD: I know, it's easier said than done but, you’ve got to get that head clear, discuss what you want with your agent and make a checklist ✍🏼 of how to get going.
2: NO DISCRIMINATION : Please remember knowing or unknowing direct or indirect profiling is not allowed or legal. In-fact it can get you in a hot soup. Even saying things like: I don't want little kids running around. I would prefer a couple. Oh Lord! Please no one in their 20's! Are they a certain skin color? They are a big fat NO ❌ ! In-fact you might very well be on your way to losing a great agent by uttering such. However, there are things that are all right, like you not wanting pets. Many many intricate nuances, ☎️ talk to your friendly agent to make sure you are in the legal zone of conversation and advertising on what you can or cannot do.
3:CLEAN HOUSE🏡 : No one likes a dirty, stinky apt. Get rid of clutter, be minimal with your furniture. Do the necessary repairs. Let the apartment look and smell clean, spacious and kept. A clean & well kept home is your ticket 🎫 to a great renter and finding them real quick.
4:DO THE CHECKS🔏 : Yes, what your agent says is right. Make sure you have a set protocol for the selection criteria. Follow that. It will give you less of a heart and head ache in the future.
5:DEADLINE THE APPLICATION RESPONSE ⏳ : OK. So you have a zillion applications in for your place. Be courteous and give the other tenants and agents a 🕔 timeline as to when you will be taking a decision and stick to it. It's not nice to keep the tenants hanging for weeks.
6:MEET OR CONNECT👬 :You and your 007 agent zeroed in on an application. Before your say yes, I highly suggest meeting or at least talking to the tenants. It will help you get a much better gauge of the tenants to be.
7:LEASE : Please communicate clearly and well in advance with your agent as to, what your lease terms will be. Always good to have things squared away sooner than on the 13th hour. Make sure you read a blank lease📃 thoroughly and ask your agent and attorney the related questions. Then brainstorm and add the extra protocols to your lease. You cannot assume your new tenants will know and follow your terms until you very clearly lay them out.👂🏽 Listen to your agent's advice. Trust and open communication is crucial.
