I woke up this morning and had received an email from a past client. They had moved into the Tredyffrin Easttown area a few years ago buying a home and settling into one of the developments in the area.
These clients called because they had read my blog and were on my website where I had a page about this particular development they were interested in. After a breif conversation they asked could I meet with them. At the time I had just finished mowing the lawn in the middle of the summer so was not presentable. Thinking they were not in a particular rush I asked when they would like to meet. Now was the answer. Well an hour later after a quick shower we met in my office.
We discussed what they wanted to buy in Tredyffrin Easttown, went over their wish list and talked about their current home. Well, we set up some showings, got their home on the market and ended up finding them a home in the development they had called about and getting their home sold in 3 days. everythng went smoothly even though they had been in a multiple offer situation on the home they were buying.
As I read the email, I realized my client was letting me know that a home in their development is going to come up for sale. Maybe I should contact the owner, they prodded, so I could represent him. I am so grateful for clients like this, because I actually have two clients who want to live in this development, but few homes ever come on the market. I have written to owners previously trying to find someone who was thinking of selling in the near future.
So today I tracked down the seller of the home, who is living out of state and got a letter off to him letting him know I have clients who might be interested in purchasing his home and can we please discuss how they can see the house. If they end up not being interested in this particular home can we discuss my representing him in marketing his Tredyffrin Easttown home for sale.
All this from blogging and my website page. We have been encouraged here on Active Rain, even recently by Bob Stewart to develop a niche and I have been working on that this year. I have not expected much yet as the area we work in is covered by lots of real estate firms with websites which show up usually on the first page of Google search along with Zillow etc. This morning I stuck in our area followed by Realtor and was surprised to see our web page on Page 1. So, I was encouraged to fiddle some more today and somehow we disappeared when I checked later, but hope that after the spiders crawl and find my changes we will reappear.
It takes time, but blogging is well worth it, and putting into practice the information you find on Active Rain and applying it all helps to make the phone ring or for people you attract to pursue you rather than you having to pursue them.
