Having survived the financial crisis earlier this decade, initially I don’t get super excited when I read that home values are increasing. One article said the home values are increasing beyond 13% a year. That’s a little scary to me. I worry that the country will follow the same path it took before the bubble burst in the mid-2000’s.
Historically, when we were told home values are increasing, we all got excited, we saw an influx of new real estate agents coming into the business, and finally, we had inventory to sell. As it continued, it seemed the inventory then became more than we could handle even though buyers appeared to be coming from nowhere.
For those of us who are old enough to have seen numerous cycles complete themselves, I suspect we want to slow the increase down just a pinch. Personally, I remember when home values increased about 7% per year, and that seemed to be a nice, even flow. Should we worry that home values are increasing even faster than that?
TEAM Hughes is a real estate school that depends on new licensees more than existing real estate agents. The brunt of our business comes from teaching pre-licensing to people who want a real estate license. They’ve heard that home values are increasing as well and that now is a good time to get into a real estate career. I can’t argue with that because it’s true. I think it’s great that so many people want to be licensed because history has shown that about 20% will do about 80% of the business. The fact that home values are increasing should excite us. Real estate agents have a chance to knock their production out of the park. Older, seasoned agents need to view these increased values as a plus rather than be afraid of the past. We are on the cusp of breaking all kinds of records again, and if the sales are done the right way, everyone should be able to prosper from the ride.
