The Pasadena Collection West is a condominium building with a modern architectural influence located at 160 South Hudson Avenue.  Built in 2004, there are 73 units in the building as well 160 South Hudson Avenue Pasadenaas one retail space.  

 

The floor plans range from studio units to two bedrooms/two baths and approximate square footages from a little over 500 to over 1100.   Features include(which vary by unit and floor plan): nine foot ceilings, fireplaces, washer-dryer connections and balcony/patio areas.

 

160 South Hudson Avenue Pasadena 91101 Condos

 

 

Pasadena Collection West is a professionally managed building with weekday concierge service.  

 

 

There is a pretty courtyard with spa as well as a fitness center. Parking is subterranean with one or two parking spaces.

 

The popular and highly convenient Pasadena zip code 91101 location (northeast corner of Cordova Street and Hudson)is steps away from South Lake Avenue and not far from the Playhouse District, Paseo Colorado, Pasadena Condos Close to South Lake AvenuePasadena Civic Center and Old Pasadena.   Abundant shopping, dining, cultural, recreation and entertainment choices are nearby.   

 

Higher education is also close and include:  California Institute of Technology(Caltech) and Pasadena City College(PCC).   Transportation via multiple freeways or the Gold Line light rail station at Lake Avenue is easily accessible.

 

I would like to share a recap of units currently offered for sale and in escrow as well as sales activity so far in 2017 along with the previous five years. Statistical information in this report is from our local multiple listing service(mls) and may not include all sales in the complex.

 

Pasadena 91101 Condos

 

 

  • There are three units currently on the market for sale(a studio and two-one bedroom floor plans) ranging in price from $388,000 to $459,000.  Another one bedroom unit is in escrow.  So far in 2017, there have been no closed transactions reported.  

 

  • In 2016, there were nine mls-reported sales ranging from $425,000 to $565,000 with an average sales price of $495,000(median sales price $498,000).  Two-thirds of the transactions closed at or above last list price for an average 100.09% for the year.   The average price per square foot was $556.20 in 2016.

 

  • In 2015, there were eight sales according to our mls statistics.  They ranged from $300,000 to $472,000 with an average sales price of $415,875(median sales price $432,001).  They sold at 100.46% of last list price and for $517.65 per square foot.  

 

  • There were four transactions in 2014 ranging from $353,000 to $539,000 with an average sales price of $471,750(median $497,500).  They sold at 99.53% of last list price and for $484.76 per square foot on average.

 

  • In 2013, there were three sales ranging from $320,000 to $445,000 with an average sales price of $375,000(median $360,000).  They sold at 97.91% of last list price and for $450.05 per square foot on average.

 

  • There were seven closed transactions in 2012 ranging from $302,500 to $380,152 with an average price of $330,522(median $333,000).  They sold at 98.05% of last list price and for $457.05 per square foot on average.

I like the shot of the inside of a condo to give one an idea of what the interior of one of these Pasadena Collection West condo offers. With 73 units there is turnover in a year so a buyer does have a chance at finding a property. Good amenities and great location..hard to beat!
