Silicon Valley Home Buyer Question: What Does "House House needs TLC pixabay imageNeeds TLC" Mean?

by San Jose Silicon Valley REALTOR Michelle Carr Crowe

"House needs TLC" is a phrase meaning "House Needs Tender Loving Care". This phrase is common in Silicon Valley and throughout San Jose, Santa Clara County, California and the U.S. A "Silicon Valley TLC House" means the property needs repairs, maintenance, cosmetic upgrades or even more work by the Buyer.

Silicon Valley home buyers should prepare to pay more money after the "TLC house" purchase is complete.

"House needs TLC" is considered a softer, less expensive version of "Fixer Upper House", which fixer upper interioroften means the home structure needs extensive systems replacement, including roof, plumbing, electrical, heating, beams, pest control work, and new windows.

It can mean costly repairs and refinishing or replacement of flooring, carpet, paint, doors, fixtures, cabinetry and appliances as well as yardwork, sprinklers, tree work and more.

Reading in advance the "House needs TLC", whether it's in San Jose, Cupertino or Saratoga, Calif., alerts the Silicon Valley home buyers to be prepared to see a house that needs work, likely has poor, few or only exterior photos, and to invest time, mGreen wallpaper interior imageoney and resources into making the home move-in ready.

Best case, "House needs TLC" means it is only dated and needs cosmetic updating, such as removing wallpaper, worn carpet and old fixtures, and replacing them with new texture and paint, hardwood and modern hardware.

Buyers without additional cash beyond their down payment may find it expedient by bypass fixer-uppers and TLC-needers. There could be issues with appraising at sales price, as well as requiring more post-sale resources than Silicon Valley home buyers possess or can afford.

However, contractofixed up house pixabay imagers or handy folks may find a TLC-needer is right up their Do-It-Yourself alley. There is a wide range of possible conditions and issues. Anyone buying a "Needs TLC" or "Fixer-Upper house" should always obtain full inspections so they fully understand and feel comfortable with exactly what they are purchasing.

That "Needs TLC Home" may simply be the result of a  homeowner with declining resources, such as a widow on a fixed income, an aging hippie who still loves that 1960's psychodelic decor, a disabled veteran, or an animal-lover with too many unhousebroken pets. Fully explore the issues and potential costs (best case and worst case), before moving forward.

Yet for the handy and educated homebuyer, a "House Needs TLC" can be an opportunity to invest sweat equity to create a personal dream home.

Good info Michelle!   Even more amazing is when I see a home that is "move in ready" when it really is a fixer upper!  BTW, love the graphics!
