We all know how important preparing a house for the market is, and sellers who are serious will do what is needed before photos are taken and the property goes live on the MLS.

Serious sellers understand the importance of marketing. Strategic marketing is key to any sales business. Real estate is no exception.

When you list a house for sale you are placing a product on the market, and your product will sell at it's highest price only...

if buyers feel it's priced fairly,

if buyers feel it suits their needs,

if buyers believe it's in good condition and has been well cared for,

if buyers like it more than any other house they look at.

 

Listing your house prematurely, before it's "show ready " is the fastest way to sabotage your own sale.  Creating both visual and emotional appeal requires preparation. Rushing to get your house on the market could ultimately keep your house on the market longer than need be.  By the time you realize your mistake, "days on market"  will have accumulated and multiple price reductions will be the next course of action.

It's not about getting listed. It's about getting SOLD.

So, how does a seller go about preparing a house for sale?

 

The importance of having quality pictures when listing your home for sale has been the subject of many real estate articles and blog posts. MLS photos are typically the first opportunity you have for making a good first impression because most potential buyers begin their search for a new home online.  

In order to have good photos to market your property, you must first take the time to prepare.  Prepare each room to show space and to clearly define its function.  Prepare each room to be as visually and emotionally appealing as possible. You are selling a lifestyle....a new beginning....a happy future! Take whatever time is necessary to create that impression in as many rooms as possible.

Look at the before and after examples below and consider which would be more likely to prompt a buyer to schedule a showing.

 

It's not expensive to make transformations like these....cleaning and organization require only your time and effort and fresh paint will add value to your house without costing much money. Budget friendly light fixtures and new bedding greatly enhance perceived value in a buyer's mind.

Your preparation and presentation doesn't end with the photos of your house. Quality photos are just the beginning. Quality photos get the attention of buyers, and they result in showings.  When buyers actually go to the house it must live up to their expectations.

Maintaining the show-ready appearance of a house is not easy or convenient, but well worth the effort. You can be inconvenienced while your house is on the market a short time or you can be lazy and comfortable while your house sits on the market for a much longer time.
