Very interesting. My area is predominately family oriented - larger and more expensive homes. However, I did sell a home to a single woman around 5 years ago and she still lives in the home. And currently, my daughter is looking to buy a condo, but she's a millenial.

Thanks for an informative post, Cody. I was aware of this growing demographic but it helps to be reminded as well as to have the overview of current trend. I sold a home to a single woman a few months ago but my demographic has, primarily, been married couples and families. That may shift.

Thanks Jeff Dowler. I don't foresee many markets moving away from married couple-domination, but it's important to see that in most age ranges single women are the next most common buyer. That's a lot of market share.
Thanks for sharing this information - this is a good demographic to keep an eye on. As a single female homebuyer, I wish I could say that more real estate pros in my area had more information online on several topics that single homebuyers face and how to prepare for them (from obtaining a preapproval to finding a home, closing, repairs, etc.). Most of the information I find has solutions catered to a dual-income/two-person household.

Women take two things seriously, pregnancy and money. Ladies are buyin.' I've closed with two single mom's recently. Security, financial and for their children are priorities.
Another phenomena that we didn't see 10 years ago is the number of couples buying that are totally dependent on the wife's income. First it was one or two, but now it isn't uncommon for the wife to be on the loan alone because the husband's job or credit don't qualify. It's a different dynamic when the wife is the bread winner.

My last three buyers and my last listing closing were all single women. All were in their 50's and 60's. And some info for you younger agents - single women couldn't get a mortgage before 1974. And then, most of the time, they had to prove they weren't pregnant. We've come a long way baby!

For single women, they often have the notion that they cannot handle the maintenance of a home, but once they are home owners, stand back! They tackle the learning with a lot of enthusiasm & have the discipline to save for their second home much faster than most single males. We sometimes laugh, that only a few years ago, they had no clue how to get a piece of jewelery out of the P-trap, but now they retile bathrooms by themselves.

I sell to a lot more single females than single males. Some divorced, some widowed, some never married, but I find women are a lot more likely to buy a home than men. They are more often the "partner in charge" when it is a couple too. I bought my first place when I was 25, well before becoming a Realtor at 39. All my friends who are also single, many of us divorced moms, all own homes, and several of us also own rental properties. Are people really surprised that women can handle home ownership?

Marte Cliff could not agree more. An agent cannot know upon meeting someone if they are a serious buyer/seller or not. But assuming based on marital status is clearly not a good route
Interesting information, yet, marketing to unmarried women has many challenges but none that can't be resolved with a process to qualify and eventually close. With home appreciation above 4%, with some areas at 7% and specific tax benefits that increase income, it is not only prudent but an excellent strategy toward building future wealth. Great post.

I am an SRES and geofarm my 55 and better condo community. You are right on as to the demographics. I see many single women buyers coming into our community. I guess it's a function of men passing before women or divorce. My last three listings have gone to single women and of course many of my listings are single women as they transition from independent living to moving in with family or assisted living due to declining health.

There's a lot of truth in these stats when I think about my own business. i see many women who are boomer age, divorced, and ready to take care of themselves first !! They get the house or condo that fits their current lifestyle.

Do you know if that segment (50+ single women), if they're First Time Home Buyers or are recently divorced/widowed? I heard the Single Woman was a neglected segment, but didn't realize the breakdown; and the women in the 50+ were the larger group. I was initially thinking the young First Time Home Buyer. Mike Bjork I haven't seen a stat on how many of the 50+ single women are first time buyers. I suspect that a good number of them (although no idea if this would be a statistical majority) are first time solo buyers as many may have purchased homes with a spouse or partner in the past. But you had a good thought on young single first time buyers as the stats show that it is another large (albeit smaller) demographic

My personal experience as an LO certainly backs these stats up, Cody Carmen ... as I have a good number of single-female buyers in my database ... far more than single men. As a side note, I typically find these buyers far more engaged in their process from every aspect ...
