As a senior community, resident owners must be at least 55 years of age, and any additional residents living with them must be at least 50.

The community offers a diverse array of housing styles and sizes. Leisure World has 29 housing associations, known as Mutuals. Most of these Mutuals are condo ownership, which include garden-style elevator buildings, hi-rise buildings, townhomes, and rambler-style patio homes. There are also coops in the Montgomery Mutual housing association, which include garden-style homes, semi-detached homes, and townhomes.

Leisure World has numerous on-site amenities, promoting a self-sufficient community while providing convenience, accommodations, and recreation to residents. Top amenities include an 18-hole championship golf course, two clubhouses, a theater, indoor and outdoor pools, a fitness center, tennis courts, two main restaurants, two worship centers, a post office, a Physical Properties maintenance department, and the MedStar Medical Center offering primary care, specialists, and a full-service pharmacy. In addition, Leisure World provides shuttle bus transportation within its community (operating Monday through Saturday), transportation to the nearby Leisure World Plaza and Olney and Aspen Hill shopping centers (Wednesdays only), physically challenged transportation (available 7 days a week), trash and recycling services, snow removal service, a cable TV package, and exterior maintenance of the home, yard, and common grounds.

The Leisure World community also fosters and encourages an active, involved, yet comfortable lifestyle. Residents can pursue hobbies, activities, fitness, and cultural/social opportunities with the fitness centers, swimming pools, tennis courts, golf course, walking paths, and other facilities, all of which are conveniently located within Leisure World itself.
