ZILLOW Is The MLS! Did You Know?

Guess what Zillow is now the unofficial MLS feed for the whole United States. You can no longer maniplulate your listings on Zillow. We RE agents have been sold out by our MLS. My clients are asking me not to put their house in the mls and guess what I sold it in two days! With out Zillow or the MLS. 

One of two things need to happen, either we need a renegotiation with our MLS systems or we need to start a new better mls that protects the agents and their information and does help not line the pockets of wealthy capitalists. 

 

Manual Listings Update

We wanted to let you know that Zillow Group will no longer accept manually entered listings from agents and brokers as of May 1, 2017We are taking this step to provide buyers and sellers with the highest-quality listings data possible, and to provide agents and brokers with a simple way to market their listings. If an MLS feed is not currently available in your market, ask your broker about setting up a free feed with Zillow Group. You can also reach out to your local MLS and request that they establish a feed. Please visit the Zillow Help Center to view our MLS directory.

Realtor simple guideline to guesstimate a Homes values! Comparing apples with oranges? How to set values for embellishments? Do you think the old adage of Value equals Location, Location, Location, is true? Views, Pools, special interest additions can add desirability, and then Granite Counters, Travertine flooring, condition, square footage and any embellishments, upgrades, updates you can add to a property is worth 60-70% of the cost. This value will also be depreciated over time. Example would you consider if a twenty year old solid oak cabinette's
value even in good condition is equal in value to cabinets in the newer current color, or are they? Objective would be desirability.

Location is the basis for value. Like Homes within a one mile radius share values, and can be evaluated by sales per square foot within the last 3+ months. Pulses

Yes indeed. My mls has not syndicated to Zillow for three years now. I just posted on this subject and it also covers the rationale why my MLS won't sign a contract with Zillow. Just a strong-arm tactic from Zillow I think to force all mls's to syndicate to them. But if agents truly understood the issue with syndicating to Zillow they might have a discussion or two with their mls's about it.

Nina,

Texas  is a nondisclosure state so the ONLY way Zillow gets real data on solds is thru MLS.  Or the old way which was the agent voluntaring the infor on their properties.

And what is sad is if you are not a paying Zillow customer you will NOT come up in an agent search.  My listings are under my broker and the rotary number so I am not getting the calls from them on Zillow.

Oh well giants can rule sometimes.
