While rates for owner occupied traditional borrowers are quite low, many investors continue to find it is difficult to get bank funding for their investment properties. This can be for any number of reasons, and even with bank financing, sometimes the rates and terms can look more like private money. We have some new California investment private money loan options available that are more like soft money than hard money. These private money loans can step in where the banks fall short.
On our private money investment loans for 1-4 units, we are able to offer rates in the single digits. We can strcture these loans as short term, interest only loans or longer term, 30 year amortized loans that are fixed for a peiod of time. In addition, the loan to value ratios we can help with are fairly aggressive - up to 75% loan to value, sometimes as high as 80%.
Pricing on these products is more credit based than our more traditional hard money loans, but with good credit it is not out of the question to secure a mid single digit rate. We have pricing flexibility as well. If you are looking for lower costs upfront, we can potentially put together loans as low as zero points in exchange for a higher rate or longer prepayment penalty. Want a lower rate? We can work with rate buy downs as well. We can also fit commercial properties into this program at slighty reduced loan to value ratios - even owner/user and single tenant properties.
