3D Virtual Reality Listings Embrace The Change

I currently offer a Free 3d Virtual Reality Listing package on ALL my listings. Why all listings? Because regardless of the price of the home it is somebody's castle and it is going to be someone else's castle soon! In real estate, it is a time-saving resource for both sales and rentals. Imagine how many times a buyer walks inside a home, and the walls are closer together than they like, or the flow does not work for them. Well, there are a good number of buyers/renters that will not like the home at all, yet they get in the car with an agent and spend everyone's time on something they will definitely not like. This happened to me in a particularly unique rental, the tenants called me and asked to see the home, so I showed them the 3D Virtual they called me back and said it was not their style and thanked me for saving them time.

Of course, the 3D Virtual listing also had the opposite effect on another couple that fell in love with the 2nd-floor balcony addition overlooking the lake as well as the seclusion and privacy! They came by the next day to confirm it was indeed the house and rented it. It is easier to motivate my clients can to "Virtually" see a home they believe they won't like thant it is to motivate them to drive to that same home. I can also show more homes quicker using virtual lisings!

 

It is usually the agents who cannot understand the concept. I have to state “No, it is not the sliding picture show” and “It is not the spinning room show.” I also tell them that if they have the Samsung VR or Cardboard VR, they and their clients can virtually walk through the house!

I believe I am the first agent in my area doing this in all homes. The clients are impressed and know it will save time! Here is a page with both Rentals and Sales www.757Tours.com . Whether selling or renting, the home is the home. It is a reality that some owners are not going to prep the home as well as others; it is better if the buyers and renters KNOW what to expect. If they see the 3D Virtual tour and still visit that is great news!

The owner has to understand that this cutting edge technology cannot be edited, there is NO way to “photoshop”- what you see is what you get! It is another reason for owners to put in a little more effort to clean and stage their home!

 

There are many uses for 3D Virtual reality. I can see it utilized by a city or state emergency services in the event they need to find something or someone fast, or before visiting a facility like a gym, you can get the feel and know what to expect before you set foot inside!

I am wondering how many agents are using this 3D Technology in their local cities.

Carlos Cardo this is a good explanation of 3D tours. I think they will be here completely within the next 10 years.

Nathan, yes thank you! It just about once a month that a news article will mention the 3D Virtual Reality technology. I have seen it in blogs, online news and even on tv! We just have to catch up!

I was so impressed when I first saw the Matterport tours and the VR applications, I couldn't wait to learn who could do them for me in Boise, Idaho.  I finally found someone and used their services but I wanted to go deeper and further with the technology, so I finally bought my own set up in November and love it!

Have you tried looking at your tours with Samsung's GearVR yet?  Those blow people away.  Just last week, they made them available on Google's Daydream, but I haven't tried that personally yet but a guy that is going to come to work for me has and says it is amazing too.

Jim, when I purchased the new phones they gave us free ones that which I immediately inserted my phone into and a crowd emerged pretty quick!  This IS incredible technology and I can see parents borrowing their teenage kids new Oculus VR game headset and viewing homes. I even use the tech for rentals. Even the least expensive rentals! It gives the viewer a fantastic expectation. I am creating a list of agents that use this 3D Virtual Reality technology for referral purposes. This way if I refer a client I KNOW that agent is up to par with technology and  assistance.

No doubt, with time, buyers will demand more sophisticated and efficient  ways to view properties, the virtual realty tours will be there to fill that demand.

Hey Carlos - Just sent you an email. This is the way for an agent to afford to offer Matterport on all their listings rather than pay a third party provider a couple hundred dollars to do each listing. The cost has come down with the new Pro 2 Matterport camera which makes this tech much more feasible for an individual agent. Bonus - you can pull your MLS photos right from your scans so you won't have to pay a photographer for that service either.

Bruce, I agree with your post. I am the first Agent that I know of that has used the Matterport and offered that service on all my listings in the Hampton Roads Area ! A lot of agents are coming on board n Hampton roads and now saying they are pioneers. I started back in April 2016 I believe.
I can pull photos but still prefer using my camera setup for real estate for my other still photos. I use my 3D scans for all my rentals! Agents are the ones I was getting a lack of support for referring the 3D VR tours. They felt that if their Zillow/Trulia/REALTOR dot coms prospect ended up not liking the tour, they would miss the opportunity to meet them for that first time to sign a buyer-broker. I will say this Matterport, cameras and other tools are only as good as the user. Some users lack the care and concern to use these tools properly to get the best results. The shame is that many people still select their agents based on them being social butterflies and not on their skill to properly and professionally present their homes for sale.

Here we are 3 years after my original post and 4 years after I started providing 3D Virtual Reality Tours. The pandemic has forced Real Estate agents out of the 2D mud pit of the past and into the 3D VR world. Now, 4 years later agents are finally embracing it. Technology, it can be a beautiful thing! Here's to all the pioneer agents who had pushed it 4 years ago!

I am getting ready to teach several classes on VR and AR.  In my research I came back to ActiveRain since many of the agents on this site are more forward thinking and more embracing of technology.  I went to the search bar and typed in "Virtual Reality" and started reading other blogger's posts.  When I came across this one, it was interested that I had responded back in February of 2017.

It is most interesting and I thought prophetic! It wasn't that I thought this was a genius concept; rather, it was purely logical. Interesting to realize that after 4 years it took a pandemic to push REALTORS into accepting this as mainstream and in my opinion required technology for many reasons.
