Thanks.  I am very blessed that I already have had a great 2017 and still have three 4plex units under contract, a riverfront property, and just sent an offer in today for a future storage unit facility today.

Jim your research is probably very similar in all the markets 6-8 transactions per agents, the only difference is the top producers like you who have done more that is probably similar too few top producers in the different markets too, Endre

Endre Barath, Jr. The most transactions I have ever closed in a single year was 64.  That was back in 1997 and if you added up the dollar value of each of them, it probably added up to one home sale in your market in Beverly Hills!


My most expensive closing to date is $1.4 million but I am working on one this week at $1.5 million.  I am slowly learning to work smarter, not harder.

This type of data is about as menaingful as days on market. Probably half of NAR membership is not directly involved in sales.

Joe Pryor I am not sure if that was a compliment, but I took it that way.   I do look at days on market and find it potentially helpful.  It isn't "the answer", but it can help provide clues.  You have sparked my curiousity as to why the (probably half) of NAR members choose to pay dues if they aren't in sales?  I am pretty sure it isn't for their incredible member benefits program. LOL

Jim very good post. I agree with your points as to what people should be looking for when hiring and agent. As for 6.3 I'd say that is much higher than the average agent in my area as we have a ton of part time, semi-retired agents that do 1 or 2 transactions a year if that. Some of them come to my  CE classes and I wonder why they hang on to the license if they haven't done anything for a year or more.

This is a great post.  Makes me wonder about the stats and averages per agent in my market.  I've noticed in our market, it is hard for an agent to get above $10 Million in production without help.  And if you break down the team production levels, it averages to about $8-$10 Million per selling team member.  Funny how that works.

Chris Ann Cleland basing an agents qualifications based on dollar value closed or even # of transactions, is about as accurate as price per foot or when it comes to homes.  Just like doing a CMA, it is about comps.  Is the agents experience comparable to the clients needs.  Hmm, that sounds like a good topic for my blog today. ;)
