Did it really SELL in One Day

Last year about this time at a listing presentation we got to the range in pricing. The owners decided the numbers were incorrect and would be going with another agent. The price because it "is" a seller's market was going to be about $30,000 over the high end of the range.

The property in the meantime has expired twice and both times I called but they were going to relist with the other agent.

Yesterday after a month off the market it showed up as a new listing and a price $40,000 less than before and to have an open house today. This morning on the social media site it had a picture with SOLD and the open house is canceled. In the comment section: "We have an accepted offer in X amount of hours."

As it seems to be a common practice in this area and they use it as a sales tactic would you use it against them?

Interesting question.  Did it really sell in a day?  I think not. Just like when agents list a home $30,000 under the current market comps.  The property sells for $33,000 over asking.  Did it really ... or was it just $3,000 over the most recently sold property.  Consumers are generally pretty ignorant and as my CPA says ... people are gullible and believe many things that just are not true.

That's a good example of distorting the truth, but people will believe it. It also shows what happens when a house is correctly priced.

SOLD 1st day of the third listing 1 year after original list day.  So, yes, in a way it did sell on the first day, they just forgot the rest of the sentence, lol. I'd probably use this story as an example for sellers that want to overprice.  I wouldn't "out" the specific agent, but it's a good learning lesson from a real situation to discuss with potential sellers -Kasey

The credibility of the agent is on the line. Is it really worth losing it just so you can say you sold a home in one day? Makes you wonder what else the agent would lie about.

Raymond, I agree with Gabe Sanders - wouldn't hesitate to let them know the real story. Definitely not SOLD - scary the agent is even going that route considering it's false advertising.
