Here is a look at What's Selling in El Dorado Hills with the high and low home sales for January 2017 along with sales statistics for the month.  Inventory this time of year is typically low but our 124 homes for sale was down even more from the 147 homes for sale in January 2016.  Our price per square foot is up roughly 4% over last January.  Keep in mind that these numbers and statistics reflect MLS sales only.  Very few of the new construction homes come through the MLS.  As long as our total inventory remains low, I believe our home prices will continue to rise.  

 

Highest Selling Home - The highest selling home in El Dorado Hills for January 2017 was this beautiful custom home in the gated neighborhood of Kalithea on Carmen Drive.  It was built in 2006 with approximately 5,255 square feet on 1 acre with 3-4 bedrooms, 5 full bathrooms/ 1 half baths, a 4-car garage, infinity pool/spa, outdoor kitchen, firepit, sauna and stunning Folsom Lake and City light views.  It sold for $1,700,000 which equates to $323.50 per square foot.

Lowest Selling Home - The lowest selling home in El Dorado Hills for January 2017 was this fixer upper in the Park Villiage neighborhood on Mesa Verdes Dr.  It was built in 1969 on a large .398 acre lot with 1364 square feet, 3 bedrooms and 2 baths.  It was listed at $285,000 and sold for $326,500, 114.5% list to sale price.
