The phone rings and a frantic caller asks why I send her a post card calling her "Expired"? You see her Manchester NH area home was listed and the contract to list it expired with her old agent. This is what Realtors call "an expired". Her next question was "why didn't all these agent bring buyers when it was for sale but are mow calling, writing and stopping by to list her home?"

 

 

I was more than happy to answer her. I pulled her listing up on MLS. I could see there was only 1 picture in MLS with the other 23 allowable pictures showing the features of the home missing.

 

The price was really high for that neighborhood. What was more alarming that showings were only allowed 9-5pm Monday through Friday. I remembered this from when I  had a buyer who was interested, but they work for a living and need to see in the evening or weekend.

 

 The seller replied that was the hours the agent worked. She was starting to get the where i was going. She asked if I could come in person to talk to her. After all Jackie at the hair stylist gave me a good referral. She asked if I needed to meet her during business hours. She was shocked that I work nearly 7 days and nights a week. She told me she was excited as things were going to change, and this time her home would sell. I agreed 100%. 

 

Then she asked how can a person keep all these agents from calling and stopping by when their listings expire? My go to answer is "to not list their home with someone where it goes unsold and expires." She chuckled and asked if she could tell callers she was listing with me. I told "definitely."
