Get Ready (For Showings):
You already know to clean every nook and cranny and you've been told that the counter tops must be cleared and shined.
But in addition to sprucing up your home to look its best, are you ready...to accommodate showings? Don't even think about setting showings from 10-12 on Friday and Saturday only. Buyers want to see your home when they're ready to come - and a buyer that can't see the home, won't buy...it's that simple.
Arms Extended (Be Flexible):
An offer has been received and it's time to sit down and discuss it with your Realtor. Be willing to negotiate. Keep the ultimate goal in mind: A ready, willing, and able buyer wants to buy your home and you want to sell. So what can be done to bring you and the buyer together to a mutual agreement?
Jump, then Swim (Keep up with Maintenance):
Once you've jumped into the pool, don't forget to keep swimming. Once the offer has been accepted, keep up with all needful maintenance until closing day. If something breaks, be sure to notify your agent as soon as possible. It is still your responsibility to fix it, or replace it, and it is best to be as forthcoming as possible. Your agent can notify the buyer agent if necessary to keep the buyer informed. A buyer does not like surprises on final 'walk-through' day.
