Usually an enthusiastic agent who likes their house and communicates with certainy it's very salable . Coupled with Marketing that produces TOP Dollar !

I think it has to do with reputation/reviews, marketing/presentation and communication. I pride myself on all three and they've served me well

Yes, people appreciate if you genuinely like their home, it's such a personal thing~!  I always try to find something unique about my client's home.

Many times I offered a tiered commission if I sell the property myself, sellers tend to be easily closed once that offer is presented.
