This a real estate market activity report for the Glenbrook townhome complex located at 436 Fairview Avenue in Arcadia zip code 91007. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex. In this report I will share current information for 2017 as well as a recap of sales for the previous four years.
Glenbrook was built in 1974 and consists of 45 townhomes in a variety of floor plans with two or three bedrooms and up to three baths. Approximate square footages range from 1300 to over 1600. Each Glenbrook townhome has an attached garage. Other features are soaring ceilings, fireplaces, balconies and/or patio areas.
The grounds are quite attractive with mature landscaping, pool, spa, lounge area and community room in the southeast corner of the professionally managed complex. The roof and exterior painting of the complex has been completed within the last few years.
The location in central Arcadia is a popular one with easy access to Westfield Santa Anita shopping and historic Santa Anita Park and Race Track with views of the San Gabriel Mountains. Transportation is convenient with the Foothill(210) Freeway and a Gold Line light rail station that opened in 2016. Residents of Glenbrook have access to Arcadia schools.
There are currently just no Glenbrook townhomes available for sale and no sales reported so far in 2017.
In 2016, there were four mls-reported closed transactions. Each was the same floor with two bedrooms/two baths and approximately 1310 square feet with sales prices ranging from $487,000 to $510,000 with an average of $495,750(median $493,500). They sold at 98.56% of last list price and for $378.44 per square foot on average for the year.
There were three transactions reported in 2015 ranging from $465,000 to $578,000 with an average sales price of $516,000(median $505,000). Two of three sold at or above list price for an average 99.59% in 2015. The average price per square foot was $366.64. Additionally, a unit that was previously on the market but sold in an off-market situation that year. That particular unit, because of condition, required an all cash buyer with no contingencies. It was a two bedroom unit with extensive damage that sold in November, 2015 for $460,000 in a court proceeding.
In 2014, there was just one transaction for the entire year according to our reported mls sources. It was a two bedroom floor plan with approximately 1310 square feet. It sold for $498,000(its last list price) in October.
For full year 2013, there were four sales ranging from $478,000 to $550,000 with an average price of $504,000(median $494,000). They sold at 101.36% of last list price and for $348.16 per square feet on average.
When it comes to arriving at an ideal listing price for a seller or crafting the best possible offer scenario, there is more information needed in order to make an informed decision. Beyond the size of the property, additional factors including location within the complex, condition, updates(or lack of them), emotional appeal and timing should also be considered. Yes, it's really a lot more than just numbers although they are quite important.
