I just read a great little blog posting by @CoreyMartin and got to reflecting on his first point.

He wrote:  1- Know your budget. It is important that you buy a home at a price that you’re comfortable with.

I can't tell you how many times I've had that discussion with my buyer clients.  PLEASE PLEASE PLEASE know what payment you will be comfortable with...not how much the lender says you can afford.  Most of us want a life outside of our mortgage payments!

CONTRARY to what the "internet says", your average REALTOR does not want to earn a higher commission by you buying a home outside of your budget.  $25,000 to you might equate to a payment of $50 more a month;  $25,000 to my commission may amount to $750 -- hardly enough to chance a client having buyer's remorse down the road for being "sold" on a higher-priced home.

My concerns, are YOUR concerns.  Ultimately, what you - my buyer client - decides upon for critical criteria - becomes MY critical criteria.

I hope you become my clients for life, not for one transaction.

Buying a home -- meet with a mortgage professional FIRST to know your budget, and your financial priorities.  Need recommendations?  I've got those!

That is why the preapproval letter is important. In this market only the strongest buyer gets the homes as they have to overbid to get the attention of sellers. Way too many offers.

This is the reason you go to the bank and get a pre-approval before you start shopping
